Block Services is an independent owner's representative firm. We have no financial relationship with any general contractor, subcontractor, architect, or supplier on your project. Every site visit, every report, and every recommendation serves one interest — yours.

Our principal visits your project in person every two weeks. With a Florida CBC license and twenty years managing luxury construction across Napa Valley, Sonoma County, and Palm Beach, he reads the work as it is actually being built — not as the contractor is reporting it.

Block Services brings the ability to engage the GC, the architect, and the trades as a genuine peer. When a problem surfaces, we work with the team to find solutions and keep the project moving. A respected, accountable team builds better than a pressured one.

Biweekly Site Observation
Our principal visits your project every two weeks — in person, on site. Construction progress assessed against the approved schedule. Scope conformance evaluated in the field. Photographic documentation and written observation note delivered that week. This is the core of what we do and what distinguishes Block Services from owner's representatives who manage projects remotely.
Change Order Review
Every submitted change order reviewed for scope legitimacy, contract support, and pricing reasonableness. Field observation informs the review — we verify whether claimed site conditions actually exist before a recommendation is made. Written assessment provided: Approve, Reject, or Negotiate with plain-language rationale for the owner.
Schedule & Budget Oversight
Monthly schedule review against the approved baseline — informed by actual field progress observed on site, not the contractor's submitted update. Critical path gaps identified. Contingency burn rate tracked and reported. You always know where your money and your schedule stand from a source independent of the contractor.
Reporting & Representation
Weekly status update — concise, specific, and actionable. Monthly construction report delivered within five business days of month end. One OAC meeting attended and debriefed monthly with a written summary of decisions, open items, and action owners. An independent paper trail owned entirely by you.

Wine country estates, oceanfront properties, historic renovations. Projects in markets where the clients are exacting and the standard of execution is non-negotiable.

Those two decades produced a precise understanding of how construction projects succeed and where they fail — earned from inside the process, not from reviewing reports about it. Block Services was founded to apply that knowledge exclusively to the owner's side of every engagement.
